?

Can I touch up my home's exterior paint? 

            Yes. The paint is from Sherwin-Williams. The colors are:

Does the HOA cover any utilities?

           No, a water/sewer/garbage account must be set up with the City of Kirkland and gas and electric account with PSE.

Can I have my door locks changed?

           Yes. However, if the door handle and/or deadbolt is changed it must match the existing brushed nickel finish and the Schlage ‘century’ design. 

 

Is there a common security alarm company?

           No.  Each unit is individually wired for a security system and may be set up by any security company.

Does my unit have a fire alarm and smoke alarm?

            Yes, but there are differences. All units have smoke detectors. Their function is independent of the building fire detectors.  Fire detection differs from building to building. Buildings with four units (bldgs B,C&H) have ceiling mounted rate-of-rise (ROR) heat sensors. Buildings with six or more units have sprinklers. When a ROR sensor or sprinkler head is activated, it will trigger a fire alarm for the entire building. Smoke will not trigger those systems. A fire alarm can also be triggered by the pull station next to each front door.

Note: the life of a smoke detector is usually listed at 10 years; the life of a smoke alarm battery rated at 10 years refers to shelf life so it’s doubtful it will last that long in service and may not be worth the extra cost.

Where is the water shut off / electricity shut off / gas shut off?

           Locations vary. In some homes, the water shut off valve is under the sink or in the front closet, in others it’s in the garage next to the furnace. The electrical panel is either in the front hallway or in the garage. The gas shut off is at the meter at the back or side of the home.  An instruction placard and shut off tool is located next to the meter.

Can I re-design the landscaping near my home?

           Since the landscaping around your home is common property, you must first consult with the Board and the landscape service company to make a plan and then submit the plan to the board for approval. The work is done by the landscape company at the expense of the homeowner.

Are there rules about outdoor decor and furniture?

            Yes.  (Rules 8.4.8) "Front entryway furniture shall be only of wood or wrought iron. Only furniture designed for outdoor use is allowed. Furniture shall be limited to two chairs or one bench, or one small cafe style table and chair set. Wood furniture shall have a natural finish or painted white; wrought iron shall be black, white, gray, or bronze."

Does the HOA wash the windows?

           No. Homeowners must hire only licensed, bonded, insured window washing companies for this service.

Do I need permission to remodel my unit?

           Yes. You must secure Board approval of plans and provide contractor’s license information as well as any required permits.

​

Who do I call about rodents in or around my home?

           Homeowners are responsible for removal of rodents or insects inside their home or garage. The HOA provides monthly exterior rodent control services. 

​

Is the trail around the complex public or private?

           Although the path is private property owned and maintained by the HOA, there is an easement required by city of Kirkland allowing public access from 10am until dusk. The easement also allows short term public parking in the main parking lot from 10am until dusk.

Does the HOA master insurance policy cover my unit? 

            The master policy is designed to cover major losses and includes earthquake coverage. The master policy deductible is $10,000.  Each homeowner must carry a HO6 individual homeowners’ policy. For further details, call American Family Insurance at (844) 565-2200.
