RULES & REGULATIONS

It’s good for everyone to review the various rules that affect our community, and it’s especially important for those residents new to living in a planned development.

 

There are two documents residents should be familiar with and consult when necessary.

CC&Rs:

The Declaration of CC&Rs (Covenants, Conditions & Restrictions) is the legal document that lays out guidelines for The Point on Yarrow Bay. It is recorded in the King County records and is legally binding for all members of the Homeowner Association. Basically, the CC&Rs are the rules of the neighborhood. They govern what can, cannot, or must be done with respect to our homes.

Rules and Regulations:

The Rules and Regulations have origins in the community and have evolved over the years. Their purpose is to clarify and expand upon the CC&Rs. After advance notice to the community, these rules can be amended simply by a board vote unlike the CC&R’s which require a vote by homeowners to amend the document.

 

For new buyers, condominium ownership limits can be confusing. Here’s a simple explanation:

What you own, is everything within your unit – interior walls, ceilings, floors, electrical fixtures, appliances, counters and more.

What you do not own exclusively is the common area outside your living space. Everything outside your living space is owned in common by all 52 owners. However, there are limited common areas such as driveways or patios where you

do have restricted use.
